From the moment COVID-19 was declared a global pandemic by the World Health Organisation (WHO), cancellations because of Covid-19 are no longer applicable because COVID-19 and its consequences are no longer unforeseen or unexpected.
Only if the Belgian government forces the closure of holiday homes, we can no longer provide our services. You will then receive a voucher for the amount already paid and this voucher is valid for 1 year from the issue date.
Circumstances COVID-19 related, as well as any other pandemic, which are not eligible for cancellation, rebooking or travel voucher include: transport disruptions and cancellations, travel advisories and restrictions, positive coivd test, health advisories and quarantines, changes in applicable legislation and other government measures such as evacuations, border closures.

When booking, you pay 50% of the booking fee. No later than 30 days before arrival, the balance + the deposit (250€) must be paid.
- Cancellation within 30 days before arrival : no refund. The full rental price of your booking will be charged.
- Cancellation between 59th and 30th day before arrival : 50% of the rent will be charged.
- Cancellation between 60th and 90th day before arrival : 25% of the rent will be charged.
- Cancellation more than 90 days before arrival : no cancellation fee. You will be refunded the rental price already paid
A deposit of 250€ will be charged. This must be paid together with the balance no later than 30 days before arrival.
For groups of more than 10 people, the deposit can be increased to 400€. After inspection of the property, the deposit will be refunded within 2 weeks of your stay.
The city tax is €3.00 per person per night.
Children under 12 are exempt. This tax is charged on top of the rent.
Check-in : from 5pm
Check-out : until 11 a.m.
For your own comfort, we do not work with a key but with an access code that is only valid for the duration of your stay. If you wish to drop off your luggage earlier, this is possible from 12 noon.
At check-out, you can leave your luggage until 3pm if you wish. We do ask that you notify us in advance. There may be an extra charge for this.
The properties are located in a residential area.
May we kindly but expressly ask you to respect the peace of neighbours at all times and not make any noise in or around the property between 10pm and 8am.
Noisy parties are not allowed.
Only the number of persons booked may stay overnight in the accommodation If any nuisance is detected, the deposit may be retained.
The holiday flats are completely non-smoking.
Please respect our non-smoking policy.
To guarantee all our guests a smoke-free environment, we ask for a €250 compensation if we discover traces of smoke (ash, smell, cigarette butts...).

All the following amenities are included in the rental price
- Wifi (very good reception)
- Bed sheets are provided for each room. Please only cover the beds that will actually be slept in
- Towels : are in the bathrooms
- Kitchen towels : are in a drawer in the kitchen
- Dishwashing product, dishcloth and sponge, 1 roll of toilet paper per toilet, rubbish bags
- Use of washing machine, tumble dryer
- Housewares and cooking utensils, Nespresso coffee machine, ...
- Small stock of coffee cups and tea
- Toiletries such as shampoo, shower gel, body lotion, shower cap
- Washing machine and tumble dryer, ironing board and iron
- Baby cot (without sheets) and high chair
There is no lift in the property. Floors are therefore only accessible by stairs.
You can drive right up to the front of the property to unload. Afterwards, you can park around the corner.
HOUSE LEEUWENSTRAAT 9 : PARKING BRABO, Kammenstraat 2, 2000 Antwerp (on the corner of Reyndersstraat and Kammenstraat and across Groenplaats). Driving in is possible until 02:00 at night, driving out 24/24. The rate per hour = €2.5 and per 24 hours = €18. From this car park it is 100 metres on foot to the house. HOUSE LANGE RIDDERSSTRAAT 77 : PARKING CAMMERPOORTE, Nationalestraat 38-40. The rate per hour = 2.4€ and per 24 hours = 20€. Continue walking along Nationalestraat (away from the green space) and turn right into Franckenstraat. At the end of this street turn left into Lange Riddersstraat. Easy and quick, the Airport Express to Antwerp Central Station.
From there, follow the "Accessibility by train" route at the bottom of this list.
Taxis are ready at the exit.
A ride to the house takes +/- 20 min and will cost you around 60€ depending on the time of day.
In Central Station, you will find the underground metro station 'Astrid'. Here you take metro line 3 ( Linkeroever), 5 (Zwijndrecht) or 9 (Zwijndrecht).
Get off 2 stops further at stop 'Groenplaats.
Continue for house Leeuwenstraat 9 (150 metres from "Groenplaats"). Walk to "Reyndersstraat" and near shops "Episode" and "Momade cupcakes" turn left into the "Leeuwenstraat". Number 9 is on your left!
Continue for Lange Riddersstraat 77 (650 metres from the "Groenplaats"). Take tram 4 at the "Groenplaats" and get off 1 stop further at the "Sint-Andries" stop on "Nationalestraat". Turn right onto "Franckenstraat". At the end of this street, turn left into "Lange Riddersstraat". Number 77 is 50 metres further on your left.
